Shoosmiths has successfully advised Lysara on the restructure of its UK car park portfolio following NCP's administration, delivering a complex, cross-practice transaction involving 30 sites across the UK.

The properties were fully let to NCP (now in administration). Working closely with Lysara, Shoosmiths helped implement its new long-term strategy, including new leases to Q-Park across 20 sites and management agreements with Apex Parking at a further 10 locations.

The transaction supports Lysara's strategy to strengthen income quality, enhance covenant strength and improve customer experience through investment in operations, technology and future infrastructure. It also provides flexibility for future initiatives, including the potential rollout of EV charging facilities.

The project required a multidisciplinary approach, bringing together colleagues from Core Real Estate, Commercial, Real Estate Litigation, Competition, Employment and Restructuring, as well as Shoosmiths' document automation team. To help manage the scale and complexity of the project and documents involved, the team used Contract Express to automate the preparation of key transactional documents across the portfolio. Working closely with the Fiona Warner and Joanne Bevan, the team utilised Contract Express to improve efficiency, ensure consistency and support delivery within a demanding timeframe, with Q-Park's lawyers specifically commenting on the quality of the documents we produced as a result.
